Delta Resort on the Gunnison
Welcome to Delta Resort on the Gunnison! We are thrilled you chose to make us your home base for your Western Slope expeditions. To help you get straight to the adventure, we offer convenient virtual check-in. On the morning of your arrival, you will receive an email with your Room or RV Site number and further check-in details.
To ensure that downtime is just as restorative as your outdoor pursuits—and to comply with local laws and our insurance carrier—we ask for your cooperation in observing the following rules, policies, and regulations. Your agreement to abide by these guidelines is a material condition of your stay. Any violation may result in the immediate termination of your reservation without a refund. (Note: Agora Adventure, LLC, a Colorado limited liability company, is referred to herein as “we,” “us,” or “our.” Hotel guests and RV site renters are referred to as “you” or “your.”)
We reserve the right to update these rules without prior notice. Any situations not explicitly covered here will be resolved at management’s discretion. You are responsible for ensuring that all members of your party and invited guests comply with these rules.

Check-In/Out: Hotel check-in begins at 3:00 p.m., and RV Campground check-in begins at 1:00 p.m. Check-out for all guests is 11:00 a.m.
Early/Late Requests: We will try to accommodate early check-in or late check-out requests made at least 24 hours in advance on a first-come, first-served basis. Please text or call (970) 874-5787. Note that during our busy summer season, flexibility may be limited.
Payment: Your reservation must be fully paid two days prior to check-in, or your reservation may be canceled at our discretion.
Site Assignments: We make every effort to honor specific room or RV site requests. However, due to maintenance, extended stays, or unforeseen events, we may occasionally need to relocate your assigned unit. If we cannot provide an equivalent or upgraded accommodation, you will have the option to cancel for a full refund.
Hotel Check-Out Procedure: Please leave your exterior door key on the hook next to the interior door, and place the orange hanging sign on the outside of your door.
Standard Stays: Your reservation is fully refundable until 12:01 a.m. Mountain Time, two days prior to your scheduled arrival. After this deadline, the reservation becomes non-refundable. Please note that a 3% credit card processing fee will be withheld from all refunds.
Monthly Stays: Cancellation policies for monthly RV stays are outlined in the separate Reservation Agreement signed at booking.
Hotel Housekeeping: To exchange towels and bed linens, please place dirty items in the laundry basket outside your door by 10:00 a.m. Weekly housekeeping is complimentary for stays over 7 nights, and available for shorter stays starting at $20 (depending on room size). Please schedule housekeeping by 5:00 p.m. the day prior by texting/calling (970) 874-5787.
Shared Spaces: Hotel guests are welcome to use the campground laundry facilities (but not the campground showers). Hotel guests may also request access to the concrete patio, grill, and dining area behind Room 16. Requests are honored on a first-come basis, though Room 16 always has priority.
RV Guest Access: Registered RV guests have full access to campground amenities. Amenities located in the hotel lobby (coffee, ice, filtered water) and the concrete patio are reserved exclusively for hotel guests.
Assumption of Risk: All guests use the amenities voluntarily and at their own risk. We are not responsible for any injuries sustained by you, your children, or your visitors. To the fullest extent permitted by law, you agree to indemnify, defend, and hold us harmless from any loss, damage, or injury resulting from the use of these amenities.
River Access: We love our riverfront access, but please note that river activities are not supervised by a lifeguard. You and your party use the river entirely at your own risk and must follow all relevant local laws. You agree to indemnify, defend, and hold us harmless from any claims or liabilities arising from river use by you or your guests.
Emergencies: In the event of an emergency, call 911 immediately, then notify Resort management as soon as it is safe to do so.
Bicycles: Helmets are required for all riders under 18. Bicyclists must obey traffic laws and the 5 MPH resort speed limit. Please do not ride through occupied RV campsites. Ride at your own risk.
Firepits must be used responsibly and with adult supervision at all times.
Fires must be fully contained inside the designated firepit.
Only natural wood, cardboard, and paper may be burned. The burning of treated lumber, particle board, plywood, or wood with protective coatings (varnish, polyurethane) is strictly prohibited.
Campfires must be completely extinguished before leaving the firepit area.
Older Rigs: If your RV is more than 15 years old, please notify us at booking. We may request photos to ensure compatibility with our resort standards and reserve the right to designate a specific site or deny the reservation.
Site Setup: RVs must remain clean and tidy. Permanent structures are not allowed. Temporary structures (such as portable dog fences) must be approved by management in advance.
Parking: Vehicles must be parked directly in front of your RV or in the hotel parking lot. Driving or parking on the grass is strictly prohibited and will result in a maintenance fee.
Utilities & Connections: Sewer lines must be connected using an air-tight seal (donut or screw-in connector). The sewer holding tank must not be left open; chemicals must be used to dissolve solids for periodic dumping.
Winterization: During cold weather, water pipes must be insulated from the ground up using heat tape, 1-2 inch thick insulation, duct tape, and a cover sleeve.
Capacity: After Quiet Hours, site capacity is strictly enforced. For extended stays (longer than weekly), capacity is limited to two adults and up to three of their children/grandchildren. RV sites are for residential purposes only; commercial activity is prohibited.
Departure: Please ensure your site is completely clean before checking out. Cleaning fees will apply if debris is left behind.
Smoke-Free Environment: Smoking is strictly prohibited in all hotel rooms, bathrooms, and corridors. A $300 cleaning fee will be charged if a room smells of smoke, even if discovered after check-out. If you wish to smoke, please use designated outdoor paths or open spaces.
Occupancy & Use: Only registered guests are permitted in hotel rooms. Exceeding room capacity is prohibited. Rooms may not be used to host parties, meetings, or gambling games.
Energy Conservation: Please turn off all lights, TVs, and air conditioning when leaving the room. If the A/C is running, doors and windows must remain closed.
Room Care: Please treat the room’s furnishings and decor with respect. Missing or stained towels and bedding will result in replacement fees. If you notice any existing damage upon arrival, please notify us immediately—do not attempt to fix it yourself.
Check-Out: Please double-check closets, drawers, and under the beds for personal items before departing.

Fees: Pets staying in the hotel are subject to a discounted fee if arranged in advance. Unregistered pets discovered after check-in will incur a $30/night fee.
Rules: Pets must be fully vaccinated, leashed at all times when outdoors, and may never be left unattended.
Waste: Please clean up after your pet immediately. A $50 fee will be assessed for failure to pick up pet waste. (Note: $25 of this fee is rewarded to the guest who reports the violation).
Behavior: Aggressive pets or pets with any bite history are strictly prohibited. If a pet becomes a nuisance or shows aggression, it must be removed from the resort immediately without a refund. You are solely responsible for your pet’s actions.
We strive to maintain a family-friendly environment where all guests can relax.
Quiet Hours: Begin 90 minutes after dusk and end 90 minutes after dawn (based on local NOAA schedules).
24-Hour Courtesy: Please be respectful of your neighbors at all times. Loud music, TVs, or voices that intrude on the quiet enjoyment of others are prohibited. Private drums or amplified instruments require prior written permission.
Children: Guests under 18 must be supervised by an adult at all times. Minors must be at your RV site or in your hotel room no later than 90 minutes after sunset, unless actively coming or going from the resort with you.
Behavior: Public intoxication, illegal activities, obscenity, and disruptive behavior will not be tolerated and will result in immediate removal without a refund. Underage drinking is strictly prohibited and will be reported to local authorities.
Attire: Proper attire, including shoes and shirts, is required in all common areas.
Fireworks: Fireworks of any kind are strictly prohibited on resort property.
Trespassing: Please respect the privacy of others and do not walk through occupied or vacant RV sites or hotel rooms.
A valid driver’s license is required to operate any motor vehicle on the property.
The resort speed limit is 5 MPH. This is strictly enforced for the safety of all guests.
Vehicle washing and vehicle repairs (other than emergency service calls) are prohibited on the property.
Trash: All garbage must be disposed of promptly in the resort dumpsters. Please secure all food to avoid attracting wildlife. Do not flush garbage (other than toilet paper) down the toilets.
Bulk Items: Our dumpsters cannot accommodate bulk trash, household garbage, or large shipping boxes. Packages larger than a standard book box must be taken offsite for disposal.
Mail & Packages: You may not use the Resort as a permanent address (the USPS will not forward mail from our address). If you expect a package via UPS or FedEx, please notify us in advance. For standard mail, the local USPS at 360 Meeker St. rents PO Boxes that allow for mail forwarding.
Utilities: Free Wi-Fi is provided for all guests. Electricity is metered and charged for monthly RV stays. While we strive for seamless service, we do not guarantee that Wi-Fi or electricity will be free from occasional outages or interruptions, and we accept no liability for system failures.
Lost Items: We are happy to return left-behind items upon request for a $25 handling fee plus 110% of the shipping/packaging costs. Items can be picked up in person for free. Unclaimed items are discarded after 7 days.
Liability: To the fullest extent permitted by law, Agora Adventure, LLC is not liable for any loss, damage, or injury related to fire, theft, accidents, or other causes. By staying with us, you agree to indemnify, defend, and hold us harmless from any such claims or liabilities.
